Albanian authorities have frozen assets connected to the luxury development as allegations of fraud, environmental concerns, and international backlash continue to mount. Albanians took to the streets, and their protests did not go unheard.
The controversial $4 billion luxury resort project backed by Jared Kushner is facing growing scrutiny after Albanian anti-corruption prosecutors froze assets linked to the development amid an investigation into allegedly forged land ownership documents.
The project, which is planned for the protected coastal area of Zvernec along Albania’s Adriatic coast, has already sparked widespread public outrage. Environmental groups, local residents, and activists argue that the development threatens one of the Mediterranean’s most ecologically sensitive habitats, home to flamingos, sea turtles, and other protected wildlife.
According to reports, prosecutors ordered the freezing of bank accounts belonging to a land-owning company connected to the project as part of a broader corruption investigation. The company had recently sold coastal property to investors tied to Kushner’s firm, Affinity Partners.
Public opposition has intensified in recent weeks. Thousands of demonstrators took to the streets under the slogan “Albania Is Not for Sale,” while viral videos showed private security guards physically confronting protesters near the proposed construction site. Following the incident, authorities launched investigations and arrested a private security employee.
The backlash has also expanded beyond Albania’s borders. Greece formally protested after a Greek citizen was reportedly injured during demonstrations, raising concerns about property rights and minority protections. Greek officials warned that respecting both environmental standards and property rights is essential if Albania hopes to continue progressing toward European Union membership.
The European Commission has echoed those concerns, warning that development in protected areas could jeopardize Albania’s EU aspirations. Brussels has specifically cited ongoing worries about the country’s strategic investment policies and their potential environmental impact.
Despite mounting criticism, Albanian Prime Minister Edi Rama continues to defend the project, arguing it could transform Albania into a premier tourism destination. He has insisted that environmental protections will be incorporated into revised development plans while supporting investigations into any potential fraud surrounding land ownership.
As legal challenges, environmental concerns, and diplomatic tensions continue to grow, the Kushner-backed resort has become a flashpoint in a larger conversation over corruption, conservation, foreign investment, and who ultimately benefits from large-scale development projects.
